I have stayed at this boutique hotel three times over two years. It´s a little garden oasis in the city. The location is great. Not many nicer hotels in the old city-which is surrounded by beautiful wats (temples). If you don´t stay in this area, your other main choice is in the tourist ghetto by the Ping river with all the package tourists.
From the hotel you can walk easily to some of the best wats, restaurants and shops. Tuk-tuks and songtaews are always hanging out by the two entrances-so it´s easy to get around.
The rooms are nice, but rustic. Concrete floors, hard beds, but all the rooms have stylish black and white photos and beautiful pots of orchids. If you can spend a little bit more money, i recommend the deluxe rooms which have a nice little balcony with sitting area. I have stayed on the first and second floors. The steps to the second floor are uneven and steep, but the rooms seem to have less mosquitos. If you have a problem with the mozzies then ask the staff and they will put mosquito repellent incense coils in your room. The staff are friendly and will help you with any of your travel plans. When booking your reservation don´t do it through their website. I saved 30% off the room rates by booking it through another site.
The breakfast was average, but has a wonderful selection of fruit juices. The pool is okay and clean, but can get crowded in the afternoon. If you are in chiang mai on a sunday afternoon-they have a great sunday market which starts outside of one of the hotel´s entrances and spreads to outside the city walls. Really nice. Better and more low key than the night market. Don´t worry about the market´s noise, since the rooms are located off the street by the hotel´s inner courtyard. Very quiet.

The setting was lovely making one feel that one was away from the city. The gardens were very natural looking with large mature trees, heliconia etc. The pool, unfortunately, filled up with leaves as soon as there was a bit of a breeze which made it look less than clean. The room was, as someone said, rustic. That is the finish was very bad, the doors did not hang well and were flimsy. There was a lot of surface wiring. There were no tea/coffee making facilities. In the deluxe room the mirror in the bathroom was not directly behind the basin but to either side making shaving a neck wrenching experience. There was no full length mirror. The bathroom on the floor above was noisy. Even though we used the airconditioning and kept the windows closed there were a great many mosquitoes in the room which made sleeping difficult. The service, well that was indifferent. Finally, although not the hotel´s fault, we had an 8-hour electricity blackout from 6.00 pm to 2.00 am and I would have expected them to put a note under our door apologising for the inconvenience. It was a shame because as I said earlier the setting was lovely but despite that I will not go back again.
