Hotel is ideal for travelers carrying a backpack. Because there is no parking no have elevator, but the fifth floor is a source of tourists. Attractions are within walking distance to Night Bazaar pedestrian Sunday Room away from Tha Pae Gate. Go easy walking very convenient overall good atmosphere

Everything is fine,include friendly staffs and location.Few things need to improve:there is one hairdryer in this guest house,need to borrow it in advance.And in the bathroom,not much space put your personal items,then after shower,you feel like in a swimming pool...serious flooding

excellent location but poor bathrooms
Bedrooms were clean. Regular rooms are tiny - we upgraded to the bigger one that was double the price. Much better. But bathrooms were terrible. Mold and dirty bathtub. Towels were thin and grey from use. Location and service was superb. Averages out to be ok, but would check other available options next time.

Very convenient location for most major attractions. Have to upgrade from a superior room to junior suite for a fridge and a bit more space but not really worth the extra money. With this price it has plenty of choices in the area.
Excellent location, need new coat of paint
Perfect location, rooms are very small but comfortable and cleanish. Very nice breakfast. 525 Bath online is OK - 880 Bath on the spot is FAR FAR too much for that type of hotel.

This is my first time to Chiangmai and I am gald I found this excellent hotel. The staff have good smile and they are always willing to help. The room is clean. The location is convenient (near the night bazzar). I will definitely book this hotel when I go to Chiangmai again.
Great location and great value for money

Great value for money considering it is about 3 minutes walk to the Thapae Gate, which seems to be the "tourist region" of Chiang Mai. The night bazaar area is also within walking distance, though it is a fair walk. A songthaew to the airport cost me 80B when I was leaving.
Staff at the hotel were gracious, humble and polite. I got a "pay for 3 nights get 1 night free" offer and I thought it was great value for money once I got over the initial culture shock of seeing a bum-cleaning hose next to the toilet. The room did have a "western-style" toilet though, so no problems there, and the hot shower was warm enough to be comfortable albeit with low water pressure.
My travelling companion discovered a 2nd shower, with a slight water leak coming through the bathroom light fitting when it rained heavily outside, but I don't think that's anything unusual for Thailand!
Rooms were cleaned each day with 2 new bottles of drinking water provided daily.
An "American Breakfast" was also provided daily, they did try to mimic western breakfasts as best they could, and it was no worse than any of the other hotels I stayed at during my Thailand holiday. In fact it was cooked fresh so it was probably better, and my only problem is not with this particular hotel, but with the general fact that people insist on an "American Breakfast" when they come to Thailand... Personally I would've preferred a nice Thai omelette, but hey, beggars can't be choosers!
The beds were as hard as anywhere else in Thailand that I stayed, I don't think it can be helped!
The hotel doesn't have a lift, so walking up and down can be a hassle if you're on the top (5th) floor, but it IS good exercise.....!
There is a lady on site that provides massages on the 2nd floor, great after a day of walking and exploring.
OVERALL THE SUPERIOR ROOM WAS GREAT VALUE CONSIDERING I HAD A ROOM WITH A TV, AIRCON, IN-ROOM SAFE, NORMAL STYLE TOILET, WASHBASIN, SHOWER, BREAKFAST INCLUDED, FRIENDLY SMILING STAFF, ALL IN A CONVENIENT BUT QUIET AND SECLUDED LOCATION! IF YOU'RE NOT EXPECTING 4 OR 5 STAR FACILITIES THEN YOU SHOULD BE PLEASANTLY SURPRISED BY WHAT YOU GET FOR THE MONEY. THE POSITIVES CERTAINLY OUTWEIGHED THE NEGATIVES.

Got the delux suite for 2 days in FEB '09. Check-in wasn't until 2pm so we went to the in house spa (the manager gave guest 50% off posted prices!). Great 2 hour massage especially for the price. Rooms are relative large (unique layout). No AC in the bathroom wasn't a big deal. The hotel is right next to the start of the Chiang Mai Sunday Market which was absolutely huge and the best market we went to in Thailand. Overall great bang for the buck.

The rooms and especially the bathrooms look way better in the picture. Was a bit dissappointed when I first arrived. The rooms are cramped, but the beds were comfortable. Though the hotel changes sheets and towels everyday which was nice, but towels had a funky smell at times.

Happy House is AWESOME! i have been to Chiangmai twice & for twice i stayed at Happy House! the staffs there are REALLY helpful, speak good english, extremely polite & helpful.
excellent location, just a few mins walk from the Sunday night market! slightly further away from the Night Bazzar but still manageable (5-10mins) & it is about 30mins car ride from the airport. it is near moon muang & all the nightspots...
the next time i am in Chiangmai, trust me i will stay there still! =) love it!

The hotel was in a quiet street in the centre of Chiang Mai. The interiors were very special and beautiful, and separates the hotel from many others in the same price range. The service was excellent. The only thing they could fix a little is the showers :)

The hotel is located on a small, quiet side street almost opposite the Tha Phae gate into the walled city. The Sunday night market starts at this gate, something that you shouldn´t miss if you are in Chiang Mai over the weekend. (It´s better than the Night Bizarre.) The Tha Phae gate is the main road into the city if your are doing a walking tour. Restaurants, eateries, money exchange, post offices are within walking distances of Montrara - no need for taxis. The staff at Montrara were great and always available to answer our questions and give us helpful hints. They did not push us to book any tours through the hotel. We used Best Travel along Tha Phae Rd, within walking distance of Montrara. Internet with pretty fast connection, in the lobby for about $ 1.00/hour, about the going rate in most places. Laundry service is inexpensive, about $1 for 2.2 pounds. This was a gem of a find and we will stay here again when we return. This hotel was pretty full when we were there so plan ahead. BTW, no elevators.

This place was awesome - located right by restaurants, the night markets and day markets, close to everything but on a quiet street - the rooms were clean, bathrooms awesome and the staff friendly. The place opposite has fast cheap internet and a fabulous laundry service. We like this place so much we have booked an extra night for our last night in Chiang Mai!

What I like is:
Hotel is in down town near weekend shopping market. Bathroom is quite good.
What I dislike is:
No car parking is not convenience for us. Room is too narrow. It´s very tired to go up and down by stairs many times in a day.

We stayed in quite a few places on our travels (incl. 5 star) and this place wins hands down. We booked in for 3 nights and stayed 3 weeks! Staff can´t do enough for the guest e.g. Flowers on the bed on your last night. Another time my girlfriend was sick and they brought breakfast to the room. Loved the decor (Owner was interior designer for 5 star hotels). Location was perfect. We were there for the Loy Krathong festival and still had a sound sleep yet a short stroll to all the action incl. markets. Breakfast was simple but you can´t beat fresh oj & crossants!!

The location is very convenient, only walk bout 15 minutes to the night bazaar, and so much food around the area. Breakfast was not so good, and the room was not my expected, too narrow.

Excellent location, owner has an eye for design
You do not need the biggest house with the most beautiful sourroundings to have a great hotel. This hotel was beautifully designed within its scope of possibilities. It is a normal thai house from the outside, but inside, nicely furnished and little design objects here and there. The staff is extremly helpful.
However, might be a bit too loud, if you are sensitive (you are in the center of the town!) and you must get used to having the shower next to the toilet in one room - might be uncommon for westerners.
However, we enjoyed it and would recommend it anytime. The value for money is excellent!

I spent three nights at Montara Happy House. I really like this place!! The location is totally great, never get lost. Especially on Sunday, there is a walking street along Ta-pae gate, it is really close to the hotel. The staff can also reccommend a lot about Chiang-Mai´s attractions. For the breakfast, the taste is very good, but everyday is the same never change. The room is quite small, but the decoration is comfortable and chic.

Great location walking distance to bazzar.
I definitely liked the location. Everything was really close and yet not too busy. But the rooms did have some problems. Firstly the bathroom had no shower curtain so everything could get wet including the toilet, toilet paper, towels, ect. You have to be careful. Also the doors were very thin. You could hear everything from the halls. Luckily all the guests behaved well. Although the hotel is located in a quieter alley, I still heard a lot of noise from the street. But the room was clean and the bed was very comfortable.
Breakfast was simple but good. Will be back again.

chic little place, more suitable for couples or small family w/young chidren cos rooms not spacious. My family of 2 adults & 2 chldren had the junior suite which has a king size 4-poster bed (vy comfy firm mattress) & a sofa bed but ittle room to move abt esp if many luggages. The normal double room´s even smaller & almost no space fr luggage!
Decor´s artsy for a guest house & clean. The staff (of 4 guys on shifts) multi task between their lil cafe , front desk & room service. They´re extremely helpful. Free bkfast incl but really vy basic ie. coffee, juice, toast/porridge. Location´s excellent- quiet cos in an alley w/many bookstores, Starbucks & Boots round the corner, Night Bazaar & WarorotMkt abt 12 min
